TM44 inspections - what are they and why do I need them?

The rules are quite clear, and yet, as so often when dealing with legislation, can be quite confusing. Hence, we decided to clear the mist a little in (hopefully) simple words.


Q: What is a TM44 inspection?


A: It is the industry standard for air-conditioning-systems inspections, which should be carried out every five years.



Q: Why do I need a TM44?


A: The inspection will look at the energy efficiency of your ACs and ensure that they are still functioning with in legal & safety parameters, e.g., they are not leaking, and/or using banned refrigerants under the Kyoto Protocol & Paris Agreement.



Q: Is it mandatory?


A: This is where it gets a little complicated: If your overall AC output is less than 12kW, you have nothing to worry about. In the likely event that you have more than 12kW in total, you will get fined if your site hasn't been inspected yet, or the last inspection is more than five years ago. Having the TM44 report means that you have done your due diligence to ensure that your equipment is in good working order and not endangering occupants of your building(s).
